Top 5 Best Neighborhoods in Virginia Beach, VA

Also referred to as "Neptune City," Virginia Beach is one of the great American beach towns. Of course, it's not a town at all, it's a large city, but you get the point. This is a beautiful area with fresh ocean air, great weather, and a lot of beach-related activities. These include beach volleyball, surfing, and frequenting the businesses on the long boardwalk.

To get the most out of Virginia Beach, you really have to live there. Here are five great neighborhoods to consider.

Alanton

Though near shopping and city urban activities in Virginia Beach, Alanton, a neighborhood of about 6,000 residents, has a rural feel. Homes are spaced apart and there are tall trees everywhere. You may get the sense that you’re living in the middle of a forest.

It’s mostly families who live in Alanton, and the top-rated schools, public and private, reflect that. These include First Colonial High School, Alanton Elementary School, and Cape Henry Collegiate.

The neighborhood is mostly residential, though there’s a public pool at Alanton Baycliff Recreation. Just outside the immediate area, there are plenty of places to get your shopping done, and you’ll be just a short drive from the beach and all it has to offer. Because of the primarily residential nature of Alanton, you’ll find a few tourists here, making this a nice, quiet place to live.

The median home price in Alanton is $463,000, and the median family income is $76,000.

Chesapeake Beach

Chesapeake Beach, also known as Chic’s Beach, is both a gorgeous beach and a comfortable neighborhood. You could see Chic’s Beach as the beach town in the beach city. The population in the general area is about 50,000, the median home price is an affordable $236,000, and the median household income is $75,753. We’re talking about a place with a reasonable population, great prices for homes, and good income levels, on the beach. What’s not to love?

Residents here enjoy a laid back lifestyle, but there’s still plenty to do. Check out

Pleasure House Point Natural Area nearby to enjoy more of Virginia Beach’s natural beauty. If you’re looking for a great local restaurant, you needn’t leave the neighborhood, as HK on the Bay is in the heart of Chic’s Beach. The menu includes steak and all sorts of seafood.

Of course, you can enjoy all the standard beach activities like surfing, sunbathing, and building sandcastles. This is also the home of Cape Henry Lighthouse and the Chic’s Beach Festival, a day to enjoy music and food near the waves.

Hilltop Manor

A considerably smaller neighborhood than the previous two mentioned, with a population of just 1,650, Hilltop Manor nevertheless has a lot to offer. This is an upscale neighborhood of young professionals, young couples, and new families. As such, you’ll find lots of shopping and an active nightlife.

The median household income here is $73,600, and the median home price is $550,000. Of course, you can find smaller, more affordable homes, too. The major shopping area is The Shops at Hilltop, a mall where you can get anything you need, including affordable groceries. Residents enjoy the Tapped Crafthouse, a local restaurant and brewpub, and the new American bistro, Eurasia.

Kempsville

Kempsville was originally called Kempe's Landing back in the 1600s, named after colonist George Kempe. Kempe’s Landing was a port where tobacco got shipped abroad. Now, the neighborhood has a population of 77,000 young professionals and families living an urban lifestyle.

The area is home to the Pembroke Mall, which includes a Fresh Market, Kohls, and Target, plus various specialty stores and restaurants. There’s also Mount Trashmore Park, a former landfill that is now a sports and recreation area, and the neighborhood hosts the annual Great American Indian Exposition & Pow-Wow, celebrating Native American cultures.

This is quite an affordable place to live, too. The median home price is $257,600, while the median family income is $71,300.

Lago Mar

This neighborhood of just 1,900 people gets its odd name, which in Spanish means Lake Ocean, from its proximity to the Atlantic Ocean and Lake Tecumseh. This being a small neighborhood, there’s a real sense of community here. Crime is low and is mostly populated by families.

This is a good place for anyone who enjoys the outdoors, as it’s very close to the beach, and also provides easy access to Back Bay National Wildlife Refuge. If you enjoy golf, Hell’s Point Golf Club is nearby. When you need to get groceries and more, stop at Red Mills Commons Shopping Center. While close to all the amenities of the city, Laro Mar has a rural feel.

The median household income here is $91,000, while the median home price is an affordable $316,000.
